Starts and runs good altenator puts out 14 volts turn on lights, wipers, heater blower voltage drops to below 12 volts. voltage regulator is good cleaned all the grounds I can find and have checked for shorts.
Sounds like you have an alternator that can not keep up with the loads. I would pull the alternator and have it load tested. If the same thing happens on the bench than replace it.
You could also just turn on one of those items and check voltage. If voltage is good than its not bad grounds or poor connections. Bad grounds are bad and do not come and go depending on what is on or off.
The common denominator is the loads you are adding. the more load the harder the alternator has to work. If the alt is getting weak it can no longer handle all the loads but may be able to keep up with some of the loads.
