Depending on the age of the door opener it could be a couple of things. Most newer models have a setting for opening and closing force. These are adjustable on the opener. Usually set with a screwdriver. There is typically a + and - indicating the direction to turn the screw to get more or less force on opening or closing. You can try to adjust the force to open and see if its resolved. I would be wary of making too much of an adjustment since there may be a restriction which is binding the door which is why its returning to closed position. A slight adjustment might be enough. Check your springs too to make sure they are not broken.

My door will open by hand only when the power is off. Can you get to the fuse circuit breaker box to turn off power?

Unplug the opener and remove the bulb. Use a small screwdriver and pull out on the center contact of the light socket. Replace the bulb and plug the opener in.

There are a few different things that can cause this type of problem.
  1. Look at the LED light next to the SMART/LEARN button on the motor unit. If you are facing the garage door, the SMART/LEARN button is located on the rear end or right hand side panel of the motor unit. You may need to remove a light lens cover in order to see it. This button is either purple, red/orange, green, yellow, grey, or white in color. If the light is flashing rapidly this means you have a stuck button on one of your remote controls. Take the batteries out of each remote control. When you remove the batteries from the bad remote, the light will stop flashing. This remote needs to be replaced.
  2. If one of your neighbor's remote controls is inadvertently programmed into your receiver, your door will open when their remote is activated. If this happens you will need to clear out your receiver and reprogram your remote controls:
    1. Press and hold the LEARN button for six seconds, or until you see the small LED light near the button turn itself off.
    2. If the above steps have been followed and the symptoms continue, there may be an electronic short in either the wall control button or the receiver logic board. In this case, remove the wall control wires from terminals one and two (or red and white) on the motor unit. Should the symptoms persist after the wires are removed, replace the receiver logic board. If the symptoms stop with the wall control wires removed from the motor unit, replace the wall control button, and the wires leading to the wall control button.

Dave, Ensure nothing is blocking the safety lights and if they are on align them. If you know there is power to the unit, logic/circuit board is probably bad and needs replaced. Check the attached links,instruction and guides, Good luck

Our property is on a hill that has a natural pitch to the left. We paid to have a retaining wall half way up our yard/hill and the drainage goes in the direction of the natural pitch.
